There have been some updates to the Metro Atlanta Housing Strategy site:
- Forsyth County, ARC’s newest member, was added.
- City-, County-, and Submarket-level market snapshots have been updated with the data from our analysis of individual home sales in the region from 2013 through 2020.
- The Data Explorer tool has been redesigned and updated with the most current data.
Addition of Forsyth
The addition of Forsyth County to the housing strategy was a three-step process. First, the county’s home sale transaction data was cleaned and analyzed to get census tract-level home sale information (median sale price, home sale price per square foot, number of transactions, etc.) for 2013 and 2018*. Second, the results of this home sale price analysis were married to land use data from ARC’s Unified Growth Policy Map (UGPM) to be able to designate each census tract as one of the ten housing submarkets. Finally, the submarket designations and associated data were shared and vetted with planning officials from the county before being formally incorporated into the strategy.
With Forsyth now added to the strategy site, the hope is that community members, planners, and others stakeholders in Forsyth can make use of the strategy’s framework to find tools, strategies, policies, and best practices to help guide decision making around housing in ways that are appropriate to the county’s various land use and market contexts.
Update Market Snapshots
The city, county, and submarket pages have all been updated with 2020 home sale price info. For cities and counties, the market snapshots include median home sale price, home sale price per square foot, and median building area of homes sold as well as price changes since 2013. The submarket snapshots include an additional measure: median year built of homes sold.
New and Improved Data Explorer
In addition to being updated with the most current Census, Home Mortgage Disclosure Act (HMDA), and home sale price analysis data, the interactive Data Explorer tool has also been completely redesigned. It is now quick and easy to filter to a selected city or county, view a map and submarket comparison chart of more than 60 easily searchable indicators, and then export the associated data.
